If you are re-financing your property or purchasing a property that is adjacent to a stream, river, or other body of water, the lending agency may require an Elevation Certificate completed by a Licensed Land Surveyor. The Elevation Certificate is a federal form that shows whether or not the property is within a FLOOD HAZARD AREA.. If the property is with the mapped flood area, an application for a Letter of Map Amendment (LOMA) may result in a release in the requirement for flood insurance.
This question "Where is the Elevation Certificate?" usually comes up about four days from closing. It is wise to ask whether an Elevation Certificate will be required at least a month in advance so that the task may be scheduled and completed by the Surveyor.
Soil tests and percolation tests are usually required for subdivision and for the design of a septic system. The same set of tests may satisfy both requirements. The tests are done by a Septic System Designer certified by the State of NH. The tests show the qualities of the soil at the test site as well as the depth to ledge and seasonal high water table, among other things.
The Soil Test Pit is a deep test usually dug by using a back-hoe. The Percolation Test is a done in a smaller hole dug with a spade. Water is placed in the percolation test hole and the rate of absorption into the soil is recorded.
